LETTING PROCESS

Step 1

  • Talk to your London Residentials agent for professional help and advice
  • Decide which London Residentials service suites your needs
  • Complete the London Residentials management agreement documentation and return to your London Residentials agent along with your initial set up fee
  • Supply London Residentials with two set of keys

Step 2

  • Gain authorization to let from your mortgage lender (if applicable)
  • Gain consent from your management company (if applicable)
  • Gain consent from your existing building insurance company
  • Consider if you need an accountant for tax purposes
  • Ensure all utility companies are advised as appropriate

Step 3

  • Ensure you have rental protection and legal cover
  • Ensure you have a valid landlord gas safety certificate
  • Ensure you have an electrical portable appliance certificate
  • Check that furnishing company with the fire and safety regulations
  • Install 240-volt smoke detectors on each floor of the property
  • Install a fire extinguisher and blanket in the kitchen area
  • Install a carbon monoxide detector in areas which are heated by open flame gas fire

Step 4

  • Decide on length of tenancy
  • Decide on type of tenant required
  • Decide if furnished or unfurnished
  • Agree rental value
